An overview of the Munich market based on official and neutral sources: economy, population, residential, office, investment and forecast – with sources.
Munich is regarded as a pacemaker of the German economy. In the city ranking by IW Consult, ImmoScout24 and WirtschaftsWoche, it was again named Germany's most attractive city in 2025.
Munich currently has over 1.6 million inhabitants. The city's population forecast expects a rise to around 1.83 million by 2045. Demand for housing therefore remains high.
The Munich valuation board (Gutachterausschuss) reports a noticeable pick-up in individually developable residential land after the declines of 2024 – a sign of stabilising price expectations.
The office leasing market proved stable despite economic uncertainty. Despite rising supply, rents continued to climb.
The commercial investment market picked up significantly at the end of 2025. Private buyers and international capital shaped activity.
Munich remains a high-price, supply-constrained market with long-term prospects. A growing population and scarce supply support values.
